This service is for owners and investors that need a comprehensive, professional property management solution. Full-service property management includes the following: 

  1. Prepare your property and individual units for the rental market.

    a)We perform a site visit and provide feedback on how to get your property ready for the rental market.

  2. Market analysis to maximize return and minimize vacancy periods.

  3. Marketing locally and nation-wide to attract a pool of potential tenants.

  4. Qualify tenants with a thorough background check including credit reports, rental history with current and previous landlords, employment history, and income verification.

  5. Qualify pets, service, and support animals to validate service and support animal status, vaccination records and other important details for all prospective tenants’ pets and animals.

  6. Prepare and sign the lease agreement and property move-in condition report with your new tenant.

  7. Develop House Rules and Schedule of Charges specific to your property.

  8. Ensure your multi-family property meets all codes and regulations.

  9. Ensure that all systems are inspected and maintained annually and as needed.

  10. Monitor your property with periodic drive-by and bi-annual interior inspections.

  11. Maintain your property using our large network of licensed, bonded, and insured vendors. Your tenant can report maintenance issues 24 hours a day, 7 days a week. We ask your permission before taking care of any items exceeding $500 (unless it is an emergency) and obtain competitive bids on larger jobs.

  12. Collect rent and pay bills on your behalf, if needed.

  13. Direct bank deposits of your monthly proceeds.

  14. Monthly statements with detailed, easy to understand accounting, accessible through your Owner portal, emailed, or sent through the post office.

  15. Year-end statements for tax purposes.

Tenant Placement Only  

We offer a tenant placement service for owners that prefer to take care of day-to-day management responsibilities but need the comfort of knowing their tenant has been professionally screened and qualified. 

  1. Prepare your property for the rental market.

    a)We perform a site visit and provide feedback on how to get your property ready for the rental market.

    i)We can facilitate any/all the market preparations for a separate fee.

  2. Market analysis to maximize return and minimize vacancy periods.

  3. Marketing locally and nation-wide to attract a pool of potential tenants.

  4. Qualify tenants with a thorough background check including credit reports, rental history with current and previous landlords, employment history, and income verification.

  5. Qualify pets, service, and support animals to validate service and support animal status, vaccination records and other important details for all prospective tenants’ pets and animals.

  6. Prepare and sign the lease agreement and property move-in condition report with your new tenant.

  7. Collect rent and security deposit.

  8. Hand off the checks and paperwork to you for ongoing management.
